
For the past two years, the Province of BC has been implementing legislation that requires municipalities to add more homes, more quickly. As part of that legislation, the Province now requires the DNV to update the Official Community Plan to provide for 22,369 new homes in the District by 2041. (Also referred to as the 20-year housing need). The housing plan needs to be done by Dec.31, 2025.
There hasn’t been a lot of discussion on the infrastructure needs and how it will be addressed, for all these new homes and residents, but the DNV wants to understand what the residents thoughts are, and where we think all this new housing should go. Should they densify town centres? Or spread out all the units across the DNV, or concentrate it to the transportation corridors.
The three three possible scenario’s are:
- Scenario #1: CONCENTRATE GROWTH – Concentrating new residential growth within the current boundaries of key centres.
- Scenario #2: EXPAND CENTRES: – Expanding boundaries of some key centres to accommodate growth in a less concentrated, yet still centralized way.
- Scenario #3: DISTRIBUTE GROWTH: – Spreading new residential growth across other areas of the District, such as corridors, single-family areas, and smaller centres.
